Rates include house claening before and after your stay, pool / hot tub maintenance during your stay, fresh linens on beds, use of local phone service, use of high speed internet service, cable TV with premium channels, satellite radio, air conditioning, heating, electricity, oil for house heating, propane for pool heater and cooking, grounds maintenance, firewood, garbage removal for normal use upon departure, driveway plowing during winter months and fresh soaps and toilet paper in bathrooms. Bath and hand towels are provided at an additional cost.

Deposits
Fifty percent of the rental payment and the security deposit payment are due at the time of signing of the lease. The balance of the rental payment is due 30 days prior to the rental period.

Cancellation Policy
Rental payments are nonrefundable. Security deposit to be returned after house inspection or within 30 days after vacating the property.

The commercial kitchen opens into the formal dining room and double height family room. The family room has two causal sofas, two club chairs, coffee table and a 42 inch TV. The formal dining room has a country table with seating for twelve with a wood beam coffered ceiling. The formal living room has 12 ft ceilings with wood beam coffers, wood burning fireplace, two sofas, four club chairs and coffee table. The wood paneled media room has two sofas, two club chairs, coffee table and a 60 inch TV. There is a wet bar off of the media room. The entry foyer is double height, has a wood beam coffered ceiling with two staircases to the second floor. The game room has a 8 ft pool table, air hockey, ping pong table, fussball table and Ms Pac Man. The gym has a treadmill, bike, spinning bike, weight machines and free weights. The spa has a steam room with seating for eight, massage room with his and her massage tables and a bathroom with a shower.

The house layout has the master bedroom (bedroom # 1), bedroom # 2 and bedroom # 3 on the second floor up the front stair case. The main floor has a VIP suite (bedroom # 4), designed for elderly guests. Bedrooms # 5, # 6, and # 7 are up the back stair case. The house is designed with two separate sleeping areas. Each bedroom has its own private Travertine marble stone bathroom. No bedrooms are located in the basement of the house.

All bedrooms have 500 thread count sheets and pillow cases, decorative duvet covers, pillow shams and bed skirts. Each bedroom has an alarm clock, CD player, TV with premium stations, reading lamp, night stand, dresser, decorative mirror above dresser, full length mirror, closet systems, upholstered chair with reading lamp, country artwork, some rooms have a desk with desk chair and reading lamp. Master bedroom has 42 inch plasma TV with premium channels, wood burning fireplace, vaulted ceiling with ceiling fan, separate sitting room with sofa, two chairs, stereo system throughout with satellite radio, CD player. Private balcony off of the sitting room.

The bathrooms are designed with Travertine stone floors, stone walls in shower stalls, tub surrounds and wainscot with carved stone caps. The fixtures and faucets are by Waterworks and have a polished chrome finish. Each bathroom has a soap dish holder with a fresh bar of soap, tooth brush holder, wall mounted make-up mirror, glass jar with Q-tips, glass jar with cotton balls, shower stall/tub soap dish holder with fresh bar of soap, hair dryer, toilet paper holder with a new roll of toilet paper and a floor mat. Master bathroom has his and her separate bathrooms. Her master bathroom has a free standing tub, glass enclosed shower with hand spray and separate toilet compartment with a bidet. His master bathroom has a glass enclosed steam shower and rain head. Bath and hand towels are provided at an additional cost. Shampoo and conditioner are not provided. The house has two 120 gallon hot water heaters to provide endless hot water and redundancy.

The heated gunite pool is surrounded by bluestone pavers set in a random pattern, stone patio is surrounded by areas of grass and flowering landscaping, complete with irrigation system. The gunite pool is roughly 18 ft x 44 ft and is 8 ft deep at its deepest end. The ten person Jacuzzi tub is elevated above the pool and has a waterfall feature that flows over into the pool. There are four planters surrounding the pool with waterfalls into the pool. There are two heaters, one for the pool and one for the hot tub. There is a 53 inch propane gas grille with two gas side burners built into a stone surround with stone tops. There is a teak outdoor dining table with seating for ten with an umbrella for outdoor eating. There are fourteen teak lounge chairs with cushions and side tables surrounding the pool. Adjacent to the pool area is a pool house with a kitchenette, bathroom, outdoor shower and an outdoor fireplace. The screened in porch includes wicker furniture and an outdoor fireplace. The entire backyard has a perimeter fence to secure against animals. The roof deck has distant ocean views and has a double lounge chair.

The home is fitted out with local phone service provided by Verizon. There are two separate phone lines and one dedicated fax line. There is no long distance service provided. The long distance phone service is set up for calling card access. Cell phone service works well from the property. High speed internet service is provided by Optimum Online. There is a Dell desk top computer with color printer. Cable TV is provided by Cabelvision, each of the eleven TV’s have premium service including HBO and Showtime channels. The TV’s in the media room and family room have HBO, Showtime and Movies on Demand and DVR player. There are six separate stereo systems located through the home. The media room system includes a 60 inch Sony TV with stereo surround sound, DVD/CD player, VCR, DVR, X-box, satellite radio and a I pod docking station. The balance of the systems include DVD/CD player and satellite radio.
